有關銀行鑑(估)價與在數字網自售開價問題

敝人有一間房在桃園區藝文特區附近, 因要出售先請銀行估價, 新X銀行估980, 三商銀華X銀估895, 如有需要另可搭配房屋修繕60萬, 準備在591刊登自售, 期望賣到900出頭, 依照各位大大的經驗, 在591刊售出售價格應列多少比較適合??
