【發問】求助神人，新北新莊的早市店面租金一個月多少才合理哩？

小妹家中有一早市的店面(前面可隔成兩個攤子出租)
目前店面是自己家開業(家中在考慮出租或繼續營業)

如果想出租的話，行情應為多少才合理呢？
兩年前問過仲介，說店面加前面的攤子一個月只有70k
平時出租攤子一個月就45k以上(而且還是有部分人情價收較便宜)
其他出租者都收50K以上
感覺他就是在唬弄我們
問其他店家大多也不願說

只好上來求助神人
店面情況如下：
大小約為28坪，有B1地下室可供使用
位於新莊的裕民市場中前段
(離丹鳳站不遠不近的地方)
附近有麥當勞
市場出來轉角有85度C
鄰近有裕民國小福營國中

請問這樣單店面(不含前面攤子)出租的租金多少
