自住選屋到底是地點還是房型

是這樣的
目前兩個建案讓我選
一個是建商蓋的房子有口碑 前幾期反映都不錯 外觀也不錯 必另一個建案便宜一百萬
地坪約27坪面寬4米45 建坪59 深度約20米 一樓還可隔一間孝親房
但地點是在巷子內 且所在區塊多為新舊住宅混雜

另一個是在重劃區社教館後方 附近的街道較為寬大
且大公園不到100米
但地坪只有23坪 但因商業區容積率較高故可蓋到64坪 面寬4米8 總深度只有16米
所以此建案的一樓比上個建案短4米 室內使用就差滿多的
但二樓以上就差不多了

以房型而言第一個建案較優 但第二建案地點較優
雖然我知道地點很重要 但還是很猶豫
兩個建案都剛要蓋 還在選擇中
不知大大有何看法或意見讓小弟參考
